Looking to buy a hobby farm but what to do with it.

Hi I have been looking at a number of properties around Goulburn NSW between 200-400 acres all of them are hilly rough terrain and are lightly timbered with good water availabe via dams and creeks and are well fenced. The pastures on the are fairly ordinary and have alot of weeds....They have all been used mainly for sheep farming with mixed cattle. I am looking to use the property for recreation and hoping to visit one weekend a month as i work and live in sydney. I would love to run a few cattle on the property (with the help of a local farmer to lookafter the place hopefully) I am interested in something low maintenance able to make a small profit and maybe just other peoples opinions and advise?

Hi Mike, I just bought 130ac at Wyangala and still not certain what to do with it! I am lucky enough to have a neighbour to graze his sheep on it in the meantime. I live in the Southern Highlands and travel there fortnightly. Eventually my plan will come to me but right now Im happy to head down and enjoy the serenity. Although our trip there yesterday looking for snow got us bogged up to our axles! Best of luck!

Ohh thats a bit of bad luck i was down there last thursday and it was wet and slippery lucky i didnt get bogged! Wyangala is a nice are i looked around there at a few properties. What are you doing for accomodation on your block home or shed do you have building entitlement? Thats lucky to have a neighbour thats a grazier once i get to know some of the locals hopefully i find someone who can graze on the block till i sort the place out!

We are still looking into accommodation but would love a converted shed weekender on a slab down the track, definitely insulated! At the moment we are likely just to buy a cheap caravan or site shed until something goes up. I am loving those wooden cabin kits! Definitely building an outhouse/shower block. We have a building entitlement being over 100ac subject to development approval. What are your plans/ideals for accommodation? 200-400ac is huge! Wyangala definitely copped alot of water last week, the input into the dam quadrupled over 4 days up to Saturday! Lol Our Real Estate put us in touch with the neighbouring farmer, the sheep do an amazing lawnmowing job and one less job for me!

I think i have settled for a block 185acres just short of having a building entitlement..minimum 200acres. Down the track i might make an application for special provision in a few years it will be considered i think... As it is already so close! For now i think just a big shed 9m by 18m with a toilet and shower and approved septic system on a power 12v system and ill camp on the block maybe put a camper in the shed! I will be lucky to be there 2 days a month so i dont think ill have too much of an issue....

Still plenty of options without building! The creature comforts will eventually come!

You will need to visit it a lot more than that. if there are weeds on it (and they are declared noxious weeds) you are legally responsible for clearing them up. That will probably involve a lot more than 12 trips a year. You will need to do ChemCert course to get certification so you can buy some herbicides and se them and depending on the time of the year if its teh righ time to spray you will bed out there spraying for many days with a back pack sprayer.  if you get in a contractor you will pay $. You can't expect the neighbour to do that job for you, even if you want to pay. He may not have the time. 

A farm is nice but it can be a LOT of work :-) I'm just tackling now Cineraria and "sticky beaks" (sometimes called "Cobblers pegs").
