what to check for when buying a small farm?

My husband and I are looking at buying a small property 30 to 50 acres in Queensland and am wondering what tests and checks we should conduct to make sure we are getting a quality property for small cropping.

Hi and welcome,

the first thing I would do is have soil and water tests done. The second thing is to make sure there are no old sheep or cattle dips on the porperty, which cause soil contamination that can never be fixed. Also check out the markets available for your product and where they are located. It is no good having wonderful produce without markets close enough to make cost of production less than the profit you want.

These are just a few thoughts off the top of my head.

I will always recommend checking rainfall and water storage if you will be irrigating a large section of the land. As Barb suggested, soil tests would be important to check for the correct nutrient levels and acidity for the crop you are intending to produce. Ensure there are no existing leases/leaseholds/contract which can pop up during contract exchange which could mean the property may be locked into a contract with adjoining lands that may incur ongoing costs for the remainder of the contract. I would absolutely ask for "Vacated Possession" in your contract submitted to the vendor, as this will ensure the vendor will remove animals, existing agistments, old machinery, rubbish etc by the Settlement date.
